Anyone who has followed Donald Trump knows his business model which is familiar to followers of the Mafia 'busting-out' scam.
The businesses he affiliates himself with are meant to fail. His 'profits' come from tax breaks, maintenance fees and whatever assets he can extract. Once his 'buisiness' ceases to be 'profitable', he leaves whatever investors that are foolish enough to expose their assets, destitute and holding the debt.
The fine print is there so that if he is sued later, he can claim that they were warned.
